After working on both sides of real estate for more than a decade, one thing is always true: the market changes, but preparation and strategy always matter.

If buying or selling is on your radar for 2026, here are some of the biggest insights I’m sharing with my clients right now.

Tips for Buyers in 2026

1. Get pre-approved early

A pre-approval isn’t just a formality, it sets the tone for your entire search. Every lender has different programs and pricing, and the structure of your loan can make a real difference in monthly payment and competitiveness. If you’re not thrilled with what you’re seeing, don’t stop there. We can look at alternative products, rate buydowns, and strategies that might fit your goals better.

2. Think long-term,…

Still finishing up your holiday shopping? You’re not alone. One of my favorite parts of living and working on the South Shore is how many incredible local shops we have — the kind where you can walk in last minute and still leave with something thoughtful, unique, and truly special.

Whether you’re shopping for a host, a teacher, kids, teens, or the person who “has everything,” here are some of my go-to South Shore shops to find that perfect gift.

Thinking of moving to the South Shore but not sure where you’ll get what you're looking for within your budget? Let’s take a real look at how far $1 million goes in Hingham vs. Scituate, two of the most popular coastal towns buyers ask me about every single day.

Helping buyers understand what truly fits their budget and lifestyle is a huge part of what I do, and I see firsthand how different these two towns feel at the same price point. While both offer an incredible quality of life, the experience of buying at $1M is very different in each. Let’s start with Hingham.

$1M in Hingham: Location, Schools & Long-Term Value

In Hingham, $1M typically buys you a charming older Colonial, Cape, or Ranch, often tucked into a neighborhood close to…

Fortunately, Greater Boston has no shortage of incredible towns that offer all of that and an easy commute into the city. Here are a few standout options on the South Shore:

Hingham, MA: A waterfront South Shore town with a true neighborhood feel. Walkable downtown, excellent schools, beautiful parks and conservation areas, plus a 30-minute ferry or 40-minute drive into Boston.

I’ve been running a Turkey Trot since I was a little kid growing up in California and it's one of my core memories so I've continued the tradition here- and while the South Shore version is definitely colder, it’s just as enjoyable. It’s one of my favorite ways to start Thanksgiving morning. Getting outside, moving a bit, and being surrounded by neighbors always sets the tone for the day. And if you have family visiting, it’s such a fun tradition to share.

If you haven’t signed up yet, there are still several local races with open registration:

This Saturday is the final outdoor Hingham Farmers Market of the year, and if you’re anything like me, you’re probably wondering how we got here already! The market has become such a Saturday morning ritual in town- a place to grab fresh produce, say hello to neighbors, let the kids and pups tag along, and enjoy that small-town charm that makes Hingham feel like home.

The timing couldn’t be better. With Thanksgiving around the corner, this is your chance to stock up on all the good stuff: pre-ordered local turkeys, fresh-baked pies and bread, seasonal vegetables, fish, farm eggs, coffee, desserts…everything that makes a holiday table feel thoughtful and delicious. Cash and reusable bags are always appreciated.

If you’re around this weekend, grab…
