While both offer an incredible quality of life, the experience of buying at $1M is very different in each. Let’s start with Hingham.
$1M in Hingham: Location, Schools & Long-Term Value
In Hingham, $1M typically buys you a charming older Colonial, Cape, or Ranch, often tucked into a neighborhood close to schools, town amenities, and commuter routes. Homes at this price point tend to be smaller in square footage and often need some level of updating- but the tradeoff is being in one of the most sought-after towns on the South Shore.

Average living area: ~2,105 sq ft
Most homes were on lots under ½ acre
Majority were 3-bedroom, 2-bath
Common styles: Antiques, Ranches, bungalows, Capes, with a few Colonials sprinkled in
Most homes needed some work
Water views or beach access at this price was highly unlikely unless the property is a teardown or full gut renovation
In Hingham, your money is largely going toward:
-Proximity to Hingham Center
-Highly rated schools
-The ferry commute into Boston
-Strong long-term resale value
What you usually won’t get at this Price Point:
-New construction
-Large lots
-Water views and beach access
Still, for buyers who prioritize walkability, schools, and a reliable commute, Hingham continues to hold powerful value at the $1M price point, even if it means taking on a renovation over time.
$1M in Scituate: More Space, Better Condition & Coastal Lifestyle
If Hingham at $1M is about location and long-term value, Scituate at $1M is where buyers often feel like they’re getting more house, move in ready condition, and a stronger coastal lifestyle right away.
Here’s what the last 6 months of real sales show at the $1M Price Point in Scituate:
25 properties sold
Average days to offer: just 15
Average living area: ~2,150 sq ft
Most homes under ½ acre
Even mix of 3- and 4-bedroom homes
2–3 bathrooms is typical
Common styles: Capes, Colonials, and Ranches
Many homes are renovated or close to turnkey
Water views or waterfront? Yes! About 1 in 5 homes sold in this range had water views or were even waterfront
Compared to Hingham, buyers at this price point in Scituate are far more likely to find:
-Move-in-ready condition
-Larger-feeling interiors, with a 4th Bedroom more likely
-And in some cases, actual water views or waterfront access
Scituate’s appeal is rooted in its beach-town energy, strong sense of community, and everyday access to the ocean. Buyers often trade the ferry commute for the commuter rail or a longer drive, but gain space, condition, and lifestyle in return. Scituate's schools are still highly rated, but don't quite have the reputation of the Hingham school district.
Bottom line: At $1M, Scituate tends to deliver more turnkey homes, more bedrooms, and far greater odds of water views or coastal proximity than Hingham at the same price point.
The Honest Hingham vs. Scituate Take at $1M
At this budget, the choice usually comes down to what matters most to your daily life:
Choose Hingham if your priorities are schools, walkability to town, ferry access, and long-term resale power, even if that means renovating over time.
Choose Scituate if your priorities are space, move-in-ready condition, coastal character, and the possibility of water views, while the commute to Boston is less important or your tolerance for a longer commute is higher.
